Nik, I'm not sure I understand the question, but if I'm on the right track I would say that unknown issues.

Hard to get any kind of support, and when you do, you can barely understand them.

I understand the difference between the two and I really do not want to go the lease route.  

I just want to make sure I understand the implications of moving forward with a double close before I do one.

Target - A company who understands the real-estate market, someone who can educate as they go, someone who delivers a high value service and understands tax law.

I do understand that this strategy will mean lower returns as well.
