UDFI (debt financed income) will ultimately be subject to UBIT when making leveraged IRA investments.

Now here is my question, since this realtor hasn't done anything to promote the property and the person who told me about the property is the nephew of the owner, could we just wait until the end of the month when their contract with century 21 expires and then hire a lawyer to close and draw up the contract?

This ultimately will fall on you if they cannot afford the rent and ask for extensions, which I believe will happen if the first payment that is coming from the perspective tenant is a credit card payment.

Ultimately, the reliance on any single segment of the market leaves you at increased risk in any kind of investment.

And ultimately if the deal is going to fail on the back of 2% or so they agent will likely work it out with the seller.

That's a delusion promoted by some guru/promoter guys.
