Landlord wants highest rents, annual rent increases with personal guarantee on the lease, and disclosure of ongoing sales to see trending health of the business to mitigate risk etc.Tenants want low rent, short term lease with early termination outs, no personal guarantee, no disclosure of sales, rents that go up in blocks every 3 to 5 years instead of annually etc.This is why when you develop a site as a landlord you want the best of the best site so you control the terms of the leases as many tenants want to be there with only so many spaces available.

You'll need to budget for that, either by having extra cash on hand or by resolving not to take any money out of the property at all for the first year or two.All this assumes that the property is conveniently located for you and that you like the area in general (that it's trending flat or in the right direction).

Self storage and mobile home pads are taking advantage of solid trends (affordability and the increasing use of storage for a variety of reasons w/great downside protection).  

The mall owners that are not as sophisticated are having a hard time changing their asset back to performing and updating for today's trends which creates opportunity for adding value.

This causes stagnation in the market.Just wondering if anyone has seen this to be true in their area and if you think this trend will continue.

So either the PM isn't screening them well (rough on units, evictions, and missed payments can easily all trend together) or the area is just so dicey that all tenants interested in that area will be "challenging".  

Tucson is the place to invest.Continuing with the trends of the past couple of years, in 2017 Tucson’s general commercial real estate market has continued to show steady growth.

But I am still trying to understand this market and what's the development trend for this city.

I have not done this but one trend from what I have seen, is to provide an authentic, local experience vs the usual.

We will go into recession in my area around 2018/2019 but still see an upward trend for a few years after that.
