You need to start papering them with a notice to cease and follow it up with an inspection and a notice to quit. keep a vigil eye on the property and add addendums to the notice to quit documenting every infraction and abusive action on their part.

IE.... follow this step by step guide to find the perfect investment house for client A.So you may find a rock star agent at any of them and you will find the "part time on weekends dabble in looking at the classifieds in the paper to see if something jumps out" type agents.

I can probably do this myself with yellow printer paper and use Word or iPages on my mac.

Having a co-signer or guarantor is a good thing - when you file eviction papers seeking a monetary judgment, the co-signer / guarantor gets a judgment against themselves too (because you name then also) and that will get them to pay IF they have any assets.

The tenant might look great on paper, but something happens where they don't pay.

I get the yellow lined legal pad but the problems is the paper gets jammed to often. ive been on web to look for yellow lined copy paper only thing i found was on amazon but they want 100 bucks for 500 sheets. does any one know where i can get thicker yellow lined paper at?
