What that doesn't take into account are if the seller is in or has ever been in a loan modification, if they paid on time or if they are in a forebearance agreement. 

This happened twice (two different properties, same cause.) it was awesome both times.

Arrange them based on the problem you are most likely to face first, then spend some time researching your laws, how others handle the issue, etc.

There's bunch of them but I dont like subscription so Ive used Identingly.com few times. 

Certainly you can do it on your own, but time is money and the longer it takes you to learn it by 'just doing it' will cost you lots of time and perhaps thousands or hundreds of thousands of dollars in mistakes.

That means in the frothy times, it is harder to find deals that meet my criteria, so less money gets deployed.
