Of course, a 10 cap in some terrible part of town or in some tiny town of 500 people is not the same as a low cap rate in LA. 

@Juan Correia my thoughts are that this is a terrible situation.

I realize most RE attorneys *can* do contracts seller finance and lease options but the few I've talked to so far don't seem to be very familiar and didn't leave me feeling terribly confident.

Hello everyone, I've been having a terrible time finding a plumber for a few different jobs.

But in real life, I meet more people who are jaded about their renters, are trying to get out, and have had terrible experiences with REI.For those who are achieving their REI goals, what do you think separates the "good experience" people from the "bad experience" people who seem to get caught off guard?

If you can get a 50k house that’s not in a terrible part of town and add some value it may be a great start.

I agree Zillow isn't terribly reliable with with estimated value, or estimated rent, but when someone clicks the button for more info, that's a real person interested in the property.Zillow is popular and active, you may get candidates who won't qualify...I've never really paid attention to see if they come from Zillow more.I don't care who or how they came to me, if they're interested I want to communicate with them.
