I'm so impressed by the cooperative spirit of this site and I look forward to meeting a lot of you in person and seeing your projects pop up in the Sac area.I attended the Roseville Meetup last week and met some great people involved in all different aspects of real estate investing ready and willing to share advice and contacts. 

Im originally from South Africa and from the research I've done, it's definitely a totally different environment and market in all aspects. 

I love every aspect of the investment game, but am focusing on rentals & flipping properties. 

you mentioned the lack of forced appreciation as a negative aspect of SFR investing but as long as the build cost is less than the sales/ square ft you could always add ft 2 to the property to capture additional equity.

It is a great place to meet new friends and learn about various aspects of real estate and more.

Instead of doing a rent raise right away, we look at other aspects that need adjusting first.

Legal aspects I should know being a non residence in Barcelona?

House in a D neighborhood so we broke the comps and unfortunately had to drop the price a little when the appraisal came back lower than the offered price on the home but in retrospect there is no way we could have cut corners on any aspect of the rehab--it needed everything!
