I don't see any way for traditional lending to work in this scenario and a HML probably wouldn't be worth the cost.

Someone from your area will know better but there are buyer side closing costs you will incure...On my last deal, $120k it was in the $8000 range and I am a cash buyer with no lending fees.

The company I work with will lend up to $150,000 starting at 0% and only looks at personal credit.

This is why my plan is to achieve the level of financial independence whereby I can keep my 105 year old beautiful money-pit of a home.So to answer the OP, my plan is to stay right where I am, but at the same time, I'm sure my wife and I will be traveling 6 months out of the year...vacationing, visiting relatives, who knows.... maybe even visit some of properties of the syndicated deals we've invested in over the years. 

@Eric Bilderback, it might be a big mistake to rely on "all of the same assumptions", going forward.Yes, you've enjoyed great appreciation thanks to Banks making lending easy, (almost desperately), for lower and lower interest rates due to competitive forces.

From a lending perspective, a great time to capture future buyers is when they are thinking about selling their home, so they can purchase the next one.

Great Question Dr @Dan Handford, When I was asked this question i pulled out a Bank statement showing proof of funds.Now this is OK on small deals but not often possible when you plan to syndicate and don't have the money seating in the bank.
