To me it is a struggle  not only whether to buy locally or far away, but also how to restrain myself from jumping into bad deals. 

The property is about 30m away and I'm struggling with the same concern.

Since I have been investing I have found myself struggling with a lot of manual tasks and/or a lot of things that I wish were somehow done for me by some system that learns over time.

But then again this is assuming.I'm struggling with analysis mainly in trusting my numbers and actually finding numbers that work for me-I've built in an safety net into my budget but don't know that it's enough-I've assume some steep borrowing costs for myself being a newbie and not having a high income-I'm struggling with picking the right number for a remodel.

If you are not able to save money now you will struggle keeping your head above water investing in a negative cash flow property.

I have bought few properties but I have struggled to know if the price that is being asked is right.

The part that I struggle with is that you only get that protection if the lawsuit is for a larger amount of money than the value of your LLC.

You will have instant cash flow and far less problems and headaches while you learn the area and the struggles of the city you invest in. 

But if you are an investor trying to make a profit in the diminishing delta between cost and value, you’ll struggle in a climate of labor and talent shortages while those folks seek the more lucrative insurance work.
