know the price of the property you want to buy

I am fairly new to the real estate investing. I have bought few properties but I have struggled to know if the price that is being asked is right. For example, a 3 BR, 1Bath, 900 sq ft house - how much does it cost? I browse all the real estate websites and look at the median prices but their range is so large. This becomes a bigger challenge when property was flipped.
