The market is holding strong for the following reasons:- High demand and low inventory.- No new land to build tract homes (other than the Small Lot Ordinance homes but those are more like detached townhouses).- Labor and materials are so high that you can only build in the luxury market, making affordable housing mathematically impossible.With that said, we are seeing some cracks in the market:- Buyer fatigue is real.- Some buyers are pushing back.  

But I do feel that people that have not done wholesaling and are not experts at it, shouldn't give advise.I really get that you are trying to help and that is very admirable, but I constantly see people give advice that is simply regurgitated stuff that is just bad advise and people take advise from non expert just because they have heard it mention before and thus assume it is correct.Again, this is not a jab at you, I just feel strongly about this.Instead of asking what they want for the house, ask them what they would list it for if they were an agent, or what they would buy it for if they saw someone else selling the property.This forces them to see things the way they really are and not focus on what they want for the house.

If so can you just give the your architectural plans and they prepare your order right from the prints?

This property will be no different and will continue to provide excellent cash flow for years to come, especially with the strong economic activity and construction projects in the area.

You can still expect to face strong competition and some multiple offer situations.

So the solution for landlords operating in these areas is to have strong knowledge of the law, increase tenant screening/rent collection procedures, and to make sure the deal is worth all the additional hassle.

I am normally a year guy but very strong arguments for reasons to chose month to month today.  

I prefer not to use these at all. but once in a while you get an odiferous guest, even just a strong perfume or curry they cooked..
