We purchased the home on 3/29/2023 for $310,000, invested $15,000 in renovations, and sold it for $425,000 on 6/27/2023.

Selling is just not an option at this point in time due to wanting to retain a home in the area. 

My parents are starting to rent out part of their home instead of just letting my kids live there.

This is my first (possible) home purchase so I am super excited about it but trying to be smart. 

Look at small multifamily homes with high rent potential and get a regular loan to skip PMI.

What I would do in your situation though, is get the addresses of some homes the builder has already built.
