Here's the numbers: Land cost = 50kBuild cost = $100/foot to build (from contractor who built spec houses for my lawyer) House will be 1450 square feet Comps are in the mid 300's, client's stated if we could do it for 315k, they'd sign a check tomorrow.

My realtor has comps in the area and has recently sold houses in the area from $60 sq ft to $85 a square foot (this one is 1300 sq ft built 1972).

Appraiser has been dragging his feet for weeks b/c of lack of comps - it's an old house turned into a triplex in the Atlanta area - what should we be asking our lender and agent to do to get the appraisal finished so we can get to closing on time - it's a fannie mae, property, so I'm worried they'll just cut us off and take the property back to open listing?

Thank you, MaryI'd try that, and if she doesn't comply or more than likely doesn't move enough stuff, maybe then go to stating more specifically the area you need cleared such as "the 3' square area in front of the hose bib".Hope that helps!
