You have a very limited window of time after you "win" an auction.

The electric,plumbing, new windows, kitchen and floor plan has all been upgraded.

.- Install new appliances- Clean everything including windows.- Install window treatments.- Complete city-required fixes (if necessary) - Apply for rental license.- City rental license inspection.- Complete rental license required fixes (if necessary).Leasing:- Create rental policies document, and application document- Create Lease document- Take pictures- Place ads on craigslist and on Zillow- Book showings- Take applications- Screen applicants- Select applicant- sign leases, take deposit- Move-in walk through checklist- Take the family out for diner to celebrate!

Didn’t do new windows, but maybe should have… Hindsight, you know?

It's a 5kw system and yes it does have a solar hot water heater. 16 Seer AC unit, radiant barrier sheathing, R38 insulation, and very good energy numbers on the Windows. 

I had something similar on a house in Portland, OR - waited 1.5 weeks to get out of the 90 day window and the second appraisal came back fine.

If the repairs are more than expected and resale price is lower your margins go out the window.

The cricket outside your bedroom window, not my problem.

During the safety inspection, they made sure that there was a window wide enough for someone to climb through and that the safety latch on the bars on the windows were in working order.
