You may eventually get to a point where you've worked with particular buyers enough and supplied them with enough solid deals they may start buying from you sight-unseen...but you should always allow them their opportunity to inspect the property.Most cases the only parties involved will be the "motivated seller", you and your buyer.

One of my customers lives out of state , but he owns a 20 acre undeveloped parcel of woods near a low income area .

Ideas:Power wash house.Power wash & stain the wood fence a nice dark stain.Get rid of all the grass growing up in the driveway.Edge around borders of paved surfaces & trim yard.Get rid of junk shrubs and put something nice in with flowers.Hide garbage cans.I would also pick a nice color scheme and paint the exterior.  

Those issues would cost a lot more than 8K in my neck of the woods. 

At this point it has still been sight unseen until I accompanied the inspector.

Other things are less clear - siding torn off of the house, all screens and blinds torn apart, all appliances ravaged, wood floors smashed.

Married couple owed a small low value cabin in the woods, as a weekend getaway.

I have found an inherited, non-listed FSBO in the engle wood neighborhood of Chicago, IL.  

If we replaced the carpet with tile or wood or vinyl, the charge to the tenant would still be the lost value on what we had to take out, not the value of the new product.
