I agree capex and repairs are different so I actually estimated $120 quarterly maintenance cost and then another $200/month of capex estimated (see pic attached which includes both to arrive at $240/mo total maintenance and capex). 

Buyers who see themselves living there will ask themselves the same question: in order to use this huge bathroom I'd probably have to live in the basement...Gas station, does not help the upper bathroom pic basically envisions you stepping out of the shower and exposing yourself to people filling up their cars in the morning.

I have first hand seen the FA s in the US market these high commission deals.. much like mortgage brokers getting bonus's for selling pic a payment loans and subprime loans.

The bottom half of the price ranges have went up the most the last few years as buyers desire to be in the great community but can't afford the more expensive homes.If there is no backyard you should have information on the listing with pics of a nearby park or showing your culd de sac if you have one or amenities for the area.

I think you should really come by and do a drive by...Based on the pics I have an idea that your tenants would most likely be section 8.

:)  Facebook (create a community around an in-person event you host then open it up to larger audience)Instagram (pics of renovations before/after) Twitter (proactively answering real estate related questions) Whatever you do, do it DAILY. 

Your pic (assuming it was taken on a cell phone) should not look better then the pic on the MLS... but it does.
