HUBZU listing question

A small percentage of HUBZU listing have the following description (see attached pic) would someone mind explaining this to me? 

Short sale, bankruptcy?

Hi Alan,
There are some instances when the bid/offer acceptance is subject to final approval by a third party financial institution. This approval process may take several weeks. For other listings (where special servicing isn’t an issue) we have received prior approval to accept bid/offers that meet or exceed an agreed upon amount.
