Looking for residential property manager in Issaquah, Washington state to help know if it's a good rental and in future help with brining roommates. 

I have enough to put about 50-60% down on a larger house, but i feel like it goes against everything i have learned about in real estate investing.. but my alternate thought is the money i have is just sitting making very little interest, so why not put it to work and reduce the amount i would have to pay every month, possibly making a single roommate cover the entire cost for me to live there or net a little in cash flow and try to pay it off in an accelerated manner. 

With a built in roommate looking to have property to rent after living in it for a few years.

I was curious because I have been through Indy a few times and my college roommate lives there and his rent for a single family home is a total of $1300 in Noblesville with the value being about 100k give or take a few.

Are you willing to have X number of roommates?

I received an application from a couple (boyfriend and girlfriend) who have been living together for the last year with some room mates and are now looking to get their own space.

. - 4 roommates on lease until Aug.29- 2 of them have already moved out- 2 NEW roommates signed a NEW lease with the remaining 2 from the original lease.- NEW lease begins Aug. 30The 2 roommates leaving have told me that the 2 remaining roommates plan to sneak in the 2 NEW roommates at the end of July.

You can certainly create a stringent clean up after yourself policy, but if that is not necessarily your personality or you are house hacking with friends for roommate, I would hire a cleaner.

Renting out a room in your unit should not matter as you and your roommate would have a seperate agreement.
