$100k only got 1/4 of the roof, and site work will be about that as well.

I was to dive into real estate in all aspects IE wholesaling / rentals / fix and flips.

The listing agent reached back out to my realtor and asked if we were still interested and that the seller was now offering a credit to buyer to pay for a new roof to be placed on the house and garage so we made another offer and got under contract.

If you have to replace a roof, that will take up a years worth of your free cashflow.  

We did not have an LLC for that property and it was a bit complicated with the family aspect with taxes and income. 

Well Kirbi last year was a good year for us (business wise I was able to retire from my 9-5 in law enforcement)and this year we are looking to double all aspects of the business.

Contractor should be licensed (especially for framing, electrical, plumbing, hvac, roof), you should ALWAYS have a contract and bid in writing which details the scope of work, costs, timeline, payment schedule, insurance requirements, disclosures, etc.Why would you return his tools if you have paid him more than the work he has performed?

Maybe something that needs a furnace, roof or some new flooring and is rented under market right now.
