I would spend some time figuring out what your goals are, what exactly you're trying to achieve and what tools would help you.

I’ve just heard a lot of investors indicate that they filter out flat roof properties...figured it was more of a functional preference.

I'm working to refine my property analysis spreadsheet and am having trouble figuring out what to estimate for water/sewer for the Chicago market.

This would buy you time to do the repair and while you figure out the tenant issue. 

You raise their rent and they either figure it out or they move on to somewhere else and they support themselves without my tax dollars?

I figure it would rent for about 800 after some paint and elbow grease. 

It's been 2 weeks and the kind of applications we are getting are far from ideal...bad credit scores, delinquencies, hard to figure out how much do they make (meaning self employed in some cases) are some of the issues that made me reject 4 applications so far.My property manager (who helped me buy the house) has posted the ad on all relevant websites, we have priced it at the lower end of the range at which similar homes are listed in the area, but still not happy with the applications.I would be interested to hear what folks, knowledgeable about the Austin market, think...is there more that we can do?

So if they decide to come after you because they think you were doing something wrong, they can easily make you spend five figures in defending the claim even if you can eventually get the court to agree with you.
