It sounds to me that your aqusition stratugie and price point is where I would start, the right lender is the key if your buying without cash contact me and I will share with you what I did after my first flip and how that grow.

Go for the desirable locations in the city and if you’re investing from out of state or country my recommendation would be to stick with properties that require minimal rehab. 

I recommend taking down smaller deals with your own / immediate family equity first to establish track record.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Also, we plan to make the farmhouse and growing building/s nearly net zero, which will lower cost of utilities to zero.

If you don't, then I recommend letting them work it out themselves unless they're doing something that will materially affect your rental.

@Tony HerlambangI recommend people talk with a lawyer to setup and LLC because it deals with liability rather than taxes. 

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.

I'd recommend buying in Class B or above neighborhoods, easy access and close to freeways.
