So I'm selling my property In NYC and getting lots of attention.

I am very active in the area that I am in, but before I leave each place, I like to make sure that my properties are stabilized and running on their own and will not take a lot of attention from myself, so I can focus on investing in my new area.

If this insurance company only lends out so much annually , has a great relationship with your mortgage broker,etc. then the fee may be justified.Someone might pay me 30k more as an example but if that lands them into a great property with long term value versus buying a dud where they lose equity down payment then it really isn't a cost but a benefit in the long term.Pay attention to if the mortgage broker will be paid on all deals going forward with this lender and for how long because of the introduction to them.

I guess I could note that there were a couple of other things that were simple that were just not done during the flip so maybe the group flipping the property did not have the best attention to detail?

Pay attention to the quality of the area relates to pricing and Days on Market.

Lets assume you will, in the future which i would expect that you would, attend networking events, the superstars and superstars-to be will pay attention to you if you understood very well the language of Real Estate.

Are there some 'red flags' that I need to pay closer attention to than a deal listed on the MLS?

I used an attorney for eviction in Queens County some 20 years ago, but he's retired now and my wife was a classmate of his wife, so I think my case got better attention.
