The amount of 3 family condo conversions really interested me so after doing some searching online, I found my way here.You can certainly find multi's in those neighborhoods at that price range, many of which are on the MLS.

It's going to be really tough to use those retirement funds if your looking for cash flow in your hand.I do know of a couple of condo's in that price range, in Tempe/Chandler area that the seller is willing to carry the note with 20% down.

Rent Range: If the majority of the population to which you want to rent are willing to pay $1,000/Mo to $1,300/Mo. you should be looking at properties that can profitably rent in the same rent range.• Once you have a property profile (that matches the above factors) you can use Zillow or any other source to determine the typical price these properties recently sold for.
