Double check that is correct.You might want to reevaluate the amounts you are holding for CapEx and Repairs.  15% together is probably sufficient.  

Memphis, Houston, Chattanooga, Tampa, Jacksonville, and Indianapolis have all been targeted, but the agents in Dallas seem to be the only ones who can find quality cash flowing properties.

Without question I would take it out of the deposit and send the itemized list of repairs done. 

I plan to wholesale the property and told her to bring a spare key ( I explained it was so I can have my contractor give me estimates on repairs & such) to which she replied being him with you tomorrow.

The repairs are expensive 

The pizza guy is screwed, as it is the uber kid, etc.Will driving back from home depot with parts for a repair be consider "business pursuit"?
