Progress may feel slow at first, but in no time you'll be crushing it!

I have been following the progress over the phone and being sent some pictures about the project, but the contractor asked for the rest of the payment claiming that the project is finished and almost ready for tenant walkthrough and he needed the cash to finish the final stroke of work and pay his people.

Any feedback on this progressed-based payment schedule for a $450K remodel project?

I got outbid by a Conventional loan at the last second, right before the seller signs my offer but for me that was a sign of progress.

Would you recommend a GC for the first few projects or keep them in use as I progress

. - Break down the progress of the work into a timeline, so you can track how they will do it and you'll know the materials they'll need to have available at each step. - Ensure they understood how you specifically want certain things done.

Just wondering what everyone’s thoughts would be I’m starting to look at getting my first property (mostlikely duplex) the bank is recommending I put down 20% which is roughly $100,000 which isn’t a problem but I’m worried about wrapping that much money up in the deal and halting future progress also giving me low ROI%Or is it easy enough to get money back out with a refinance to where it’s a non issue come time to buy my second property?
