Two years ago we offered $310K for a home, they countered back at $330K, angry that they had already lowered the price from $359K.... we rejected it... 6 months later, not sure if it went to foreclosure or private deal, but it was sold for $275K.

Hello BP,My business partner and I are funding a short-term private lending deal.

My guess is that this could be what is holding up finding someone willing to spend time on the search.Wholesaling is also not really 100% legal.

The ultimate question would then be, what is the payback period (from maintenance savings) for spending the extra $470/unit to vent outside? 

How would you approach a private money lender and ask for the loan?
