I'd honestly envision this as more likely to cross my desk (or someone else's) as an owner occupant mortgage, not as an investment property mortgage.Maybe offer premium upgrades in one unit of the buyer's choice.

Given that rates were so low, I didn't want to have to re-fi to get that additional premium taken off.Regarding renovations - I ended up just putting less down and using my remaining cash for renovations.I would definitely recommend doing an owner-occupy for the required 1 year.

A big part of the population LOVES service and will pay a premium to experience it and have it.The problem with some people's opinions is that they are so heavily personally convicted about it that they feel everyone else should have that view and if they do not then they are wrong etc.I get someone to do my yard, to change my oil, to was my car, to work on my business website, and on and on.

Hello BP, I am in the attorney review period and the contract stated the following "Seller shall pay for the preparation of the Deed, realty transfer fee, lien discharge fees, if any, and one-half of the title company charges for disbursements and attendance allowed by the Commissioner of Insurance; but all searches, title insurance premium and other conveyancing expenses are to be paid for by Buyer.Seller's attorney has requested to delete the following language Delete "and one-half of the title company charges for disbursements and attendance allowed by the Commissioner of Insurance."

You are charging the tenant a premium for the flexibility of being month to month.I do not like option 3 as it is written in your example.
