We took very little cash to, and have no debt in Memphis and have snowballed cash flow into a nice portfolio.

Would I be a good candidate for a smaller community bank or maybe a portfolio lender?

While I am growing my portfolio is there a good process that will allow me to keep track of utilities without having to add and remove each time a tenant moves out?
