Our PM does all the stuff for the condo that it does for apartment complexes, like porter services for bulky trash, lightbulb replacements outdoor, picking up litter, paying landscapers, sending in a plumber when some plumbing breaks outside, maintaining the pool, maintaining the sports courts, etc.So, why did *I* choose a condo?

For sure I think @John Warren is on the right track that there is some type of leak.It may not be a bad idea to have a plumber come out and check all the different plumbing fixtures.
