Our PM does all the stuff for the condo that it does for apartment complexes, like porter services for bulky trash, lightbulb replacements outdoor, picking up litter, paying landscapers, sending in a plumber when some plumbing breaks outside, maintaining the pool, maintaining the sports courts, etc.So, why did *I* choose a condo?

For sure I think @John Warren is on the right track that there is some type of leak.It may not be a bad idea to have a plumber come out and check all the different plumbing fixtures. 

Then you choose the best method for your strategy on that property.Best of luck!

Is it a cosmetic renovation or a full renovation including roof , electrical, plumbing HVAC and foundation if needed.

We are looking to renovate a very old 2100 sq ft house that needs some cosmetic work, a newer 4-unit that also needs cosmetic work, and a SFR that needs a total gut renovation - it is only wood & wires (+ plumbing). let me know!

A simple method is to account for the roof, hvac, and hot water tank.
