Partner with someone that can put up the money; you provide the hustle.Find an owner willing to seller finance.Do a Master Lease where you lease the property and then sublease it to others at a higher return.Hustle and save.I read about a kid 10 years ago that saved $50,000 working as a grocery bagger and he bought his first house for cash.

Once you have the money saved up, buy out their portion.Find a property that will provide owner financing.Sign a Master Lease (you lease the entire building for $XXXX a month) and then sublease to the tenants at $XXXX a month.Even if you graduate in May, lenders typically want two years of steady income before they'll loan to you.

@Eric Hugh have you ever looked into Master Leasing the properties? 

I can either do a +1 semester in my undergrad at Northeastern and graduate with a Masters and Bachelors in Finance or apply to MIT for a Master in Real Estate (I should be able to get in). 

It has worked beautifully in my personal master bath for years as my wife was not as aware of her long showers' effects on our paint. 

However, the house has 3 BR, 1 Master BR, 1 I describe as office area, and two weirdly designed tiny BR.The whole back side of the house has ocean view.

Upstairs a spacious master bedroom, with an over-sized walk-in closet & private access to the upper bath, delivers a relaxing retreat with a touch of personal serenity.

We put a wall between the two bathrooms so they were each separate and removed the fiberglass shower and tiled the master shower.

Going with a Lease Option or Master Lease Option may be good for all parties.
