College student close to graduation interested in getting started

Hi everybody,

I’m currently a college student in my junior year with a future plan of becoming a real estate transaction analyst. I wanted to focus on real estate investment as a long term goal and get started while being in college.

I’ve been reading multiple books and have been digesting as much information as possible but I feel like it’s highly difficult for me to acquire a rental property till I at least graduate and start producing a decent income.

Does anybody have any information in regards in how to get started in my current stage? Any tips and information would be great.

Also if anybody needs help with any type of real estate work whether it be property evaluation and number crunching let me know. I’d love to learn and improve my own skills while being of help to others.

Partner with someone that can put up the money; you provide the hustle.

Find an owner willing to seller finance.

Do a Master Lease where you lease the property and then sublease it to others at a higher return.

Hustle and save.

I read about a kid 10 years ago that saved $50,000 working as a grocery bagger and he bought his first house for cash. If you're serious about investing, you can find a way to make it happen.
