I have a client that uses a local bank account and it won't pull so I would have to manually enter them.But you can use it as a corporate level accounting.I have another client that uses Buildium to manage his own and other properties and he has his corporate accounting in there so he didn't have to get another accounting platform. 

We will be creating a new LLC that will own/invest in the property.

Because I have no capital to begin investing my own money, Peter is going to teach me how to wholesale and build up revenue to eventually invest in a commercial property of my own to buy and hold.

.- You've begun creating your own buyer's list to shop the deal around.Most folks will just want to know about the deal for themselves to see if they'd buy it but if you speak with enough people, you may find someone interested in mentoring/partnering.All the best!

I worked with Propertyware a few years ago.I loved the convenience of automized and personalized reports.

Maybe sell the one or two that are older, worse area etc. you could use the money to pay off your personal or the loans on the other two.

i currently own a duplex and have been land lording for 18 yrs. i have found a potential investment opportunity  30 miles away. it is located in a community slated for substantial growth over the next decade due to the current construction of new semiconductor manufacturing facilities. the property is a 24 unit apartment building. supposedly it historically maintains 95-100% occupancy and has a waiting list. my question is what documentation should i expect the lenders to want?  

Then, a lead we've been working on with direct to sellers re engaged us, and is looking to sell before the end of the year.The problem is we are not syndicating these deals, we are using our own capital.
