I believe you can live in your "forever home" for a long time and still access your hard-earned forced appreciation through cash out refinances and/or HELOCs to continue investing.

The most indicative aspect of the market peak to me is the new and stupid money driving prices to silly valuations.

Me personally I wouldn't mind a good chunk of that 5mm in REAL real estate (not a REIT) earning me passive income.

A gentleman (let's call him Bob) called me and asked me if I took section 8; after which he launched into speech of needing to run for mayor, getting involved with gun control, earning his 3rd degree and fighting for the whales.

Purchasing a Turnkey when you invest OOS is a great way to earn passive income.
