I am in the process of posting on Furnished Finder.  

The sales process was smooth and easy.

My thought process is that if you take out a loan(personal, business etc) or HELOC, what ever you prefer, you now have the additional costs of interest & making that loan payment on top of the PITI. 

Thus far, the process has been positive!

@Dewain J.Yes, the full screening process, I don't leave anything out. 

I assume you'd continue working with the same GC/Builder to develop those properties .... so you'd pretty much just be asking him to take a back seat and follow your lead ... and he'd make less money for himself in the process.

Most cloud-based property management offerings do well over half of what he listed for you for a few dollars a month per door... rental application process, screens tenants, advertises your rentals, etc.  

While I've conducted thorough research to understand the process and identify potential pitfalls, I believe there is invaluable knowledge to be gained from those who have actually purchased properties at the auction.If you are an investor with experience in the Philadelphia Sheriff's Sale, I would greatly appreciate the opportunity to hear about your experiences and insights.

I know it will be fine, it might just be the anticipation of waiting for the process of appraisals and closing, moving and then doing repairs to put my old house in the market for renting it that creates the anxiety.
