I realize this is an investment about as passive as investing directly in the stock market, but was curious what others experiences have been.Has anyone been involved in these types of investments?

It usually involves a bad thermocouple, a change in pilot flame size, position of thermocouple sensor in relation to flame, or simply carbon buildup not allowing enough heat transfer.

If there is borrowed money/ a pref. involved the numbers are less.Investors are crazy right now.

Are there costs involved?

I agree, but without knowing the risk involved that's a meaningless number.

They most often also have similar views and values on the assets due to their lack of involvement with the specific geography and ideas about repairs and improvements.

However, that shouldn't excuse you from getting involved and taking a more active role.

R Collins Steven Hamilton II (I @ Steven in response to his comments about going to court)I can't speak to specifics of FL law, but I can tell you the general legal concepts involved....When you purchase a property subject to a condominium association, homeowners association, or master association - your obligations stem from accepting the deed to the property.

I don't get too involved with the commercial side so I wouldn't know too much about that.
