Hi Garrett, not positive on your issue with the deduction but i park my Semi truck in my driveway and it occasionally leaks oil on it, this site helped me with removing it..

I'm sure we occasionally miss a "good" tenant because of it, but I cannot worry about that.Like Sue, we also do not collect a hold fee, but proceed directly to signing a lease with a successful applicant.

If college students are going to cram 5 full-sized adults in a 3 bedroom/2 bathroom home you'll get a lot of wear and tear, parking is a pain, noise complaints in a family neighborhood, the occasional kegger, etc.

I'd send them a PDF of the contract, they sign it, scan it and email it back, and occasionally send it overnight mail.You can create a contract with signatures on separate copies.

If you push stuff like this onto a tenant, you are causing yourself far more aggravation and cost in the long run, than just sucking up $200 occasionally.
