Being a multifamily and house-hacking investor myself I would naturally recommend doing your best to make a multifamily property work for you to decrease the financial burden of housing costs and accelerate your savings to funnel into further investments.

Next option in my book, would be a color very similar to the color of the natural wood color of the cabinets currently. 

That seems more related to electric and natural gas hook ups / charges, and not monthly submetered service.https://www.mass.gov/service-details/massachusetts...Call them and ask if you have concerns...I highly doubt you have to absorb monthly utility charges into the rent.
