Some might have a strong NNN tenant in place with 10+ years left on the lease, and it might be a big corporation that you can take to court if they ghost on paying their rent, while others might be office suites broken up into small offices on 6-36 month leases with shaky tenants like a nutrition supplement MLM that uses the office for 3x a week rah rah meetings on how to recruit more people into the pyramid scheme, that are immune to law suits b/c you can't squeeze juice out of a rock.

@John Dehn I like your idea of offering it as a closing credit, even if you aren't responsible for the charges, if you want them to buy the property that could be a good incentive to move forward with the purchase, it may seem insignificant relative to the purchase price, but small psychological things like that can have an impact on people's decision making.

@Luis GonzalezSeller had every right to cancel and does not have to honor any prior agreements.We have done this in the past when we thought the buyer continued to ask for too much and decided against moving forward.
