As long as you've risk mitigation skills you should be good.

Know that mistakes will be made, but the great thing about real estate is that over time and if purchased right, many mistakes can be mitigated or overcome.

This is the best way to mitigate your risk and fastest way to learn. 

If you want to mitigate risk, invest in Gatlinburg or somewhere inland.  

This guarantee mitigates much of the risk from making a loan to small businesses, however, in exchange you pay a fee to the SBA (typically between 2.5-3.5% of the loan).I would recommend finding a local lender in your area that does SBA loans that is an SBA Preferred lender (this means they have authority to approve loans in house as opposed to sending it to the SBA for approval, which can take a long time).
