My wife has experience with Fund of Funds syndication on a 400 unit in Arizona.We are partners on two hotel developments in Puerto Rico.We have built a team of 6 , we wholesale cash , subject to and seller finance deals in the sunbelt states.

If he is running the vent fan when he is showering for example he is creating a low pressure system that would suck in any sewer gas.

Ensure they use a wide lens and have the low, mid and high angle shots taken.3.

Assuming it is a decent deal, can you offer him different terms and see if you can fund it with a smaller entry cost which might make it easier for you to find the cash (hard money, a partner to fund the cash and share in the ownership).

I've had this same situation several times.I've always started with a letter upon closing sent to the tenants introducing myself and explaining (without listing any individual names or specifics) that rents were very low and given expenses,   deferred maintenance,  etc.   

The tricky one is the rent to income ratio and how it is related to the median family income.I did note that at lease one other poster was advised to always use the low barrier screening criteria to avoid potential lawsuits. 

I suppose they could do a long-term lease with a purchase clause in the lease itself independent of their deaths, but again, they wouldn't get the funds until the property actually changes hands.

Need the funds by March 31st.Ive never needed this so not sure where to look.
