How much should I charge for deterioration of the appliances and the damage to my pool deck?  

The asking price is $230K and the property would require very little rehab as all of the units have been upgraded within the past 2 years (new kitchens, bathrooms, paint and A/C units).

She started renovations by putting up drywalls in some of the rooms, but not paining them, the ceiling in the bathroom and the kitchen has paint peeling off. 

Looking for a qualified contractor to do a kitchen renovation.

As such, I try to create value by renovating the kitchens and baths as well as re working the interior to maximize bedroom count.  

The landlord under me has her occupied for $875 but hers is updated with nice laminate floors, tile in the kitchen and bath, updated counter tops by miracle method, updated appliances, nice paint on walls and trim, etc.

In addition, lots of drywall, flooring, kitchens & baths to do, likely new roof, repair wood rott, brick pointing, windows/doors.  

The most detailed of course takes time, inventoring all appliances for age ti dtermine how many years before replacement and the same for structural, roof, and other.

However, most of the sheet rock needs to be replaced, and the kitchens and bathrooms need a serious face lift.Property taxes are $2,100 a year.This is a C class neighborhood, fully renovated may be sold for $120K to $140K.

The water use is purely indoors from kitchen, 4 bathrooms, and laundry.
