When it comes to exclusions and small print, warranty contracts say a claim can be denied for lack of maintenance, improper maintenance, improper installation, pre-existing problems, code violations and numerous other reasons.Warranties are typically purchased by home sellers or their real estate agents to avoid lawsuits if something breaks in the first year.

But if it's me the owner, then it might make it look like an installment sale?

I currently manage 7 rental units and have been thinking about installing some home automation devices to better help manage the properties and receive alerts.  

If you do not have CO detectors properly installed and working, and someone is harmed by a natural gas leak, you could be held liable. 

If the tenant complains about it, I would then give the option of paying the "missed" increase in installments over one year.
