Hi Alecia, If it were my situation, I'd make an attempt to fulfill the obligation I committed to, and call #2.During the call, I'd try to get a feel for the individual regarding the excuses (childish and idiotic, or reality).Maybe Renter #2 is scheming Renter #1 somehow and does not want to be found out (Son of Sam or something).Or maybe Renter #2 is just the kind of person that does not follow through and then lies about it.Or maybe it's some kind of technical problem.Either way, if it were me, I'd be on a phone call with Renter #2 ASAP -- Because Time is money.

To me, that is far more valuable than hearing about how great a service is from the same people receiving the $20-40K.As we all know, each individual will have different goals and different levels of involvement and hustle.
