The reality is, the investor/buyer will need to get creative on both acquisition and implementing an investment strategy.

Sometimes, their charters even restrain them from deploying more stringent terms, that being said there are some wholesale companies out there that im aware of that would entertain this deal.

I don't care if the program just got implemented or if it's ancient.

I have the bare bones knowledge and some capital to work with. and would like to possible acquire a tax deed property this year and implement the BRRRR strategy, but I would prefer to do it with some guidance from someone who has experience.

To maximize your progress, I suggest that you ake your time and learn one strategy at a time, implement it and master it before moving on to the next.

Clients of mine have been implementing this strategy for the past two years now since sourcing traditional cash flow deals here in ATL is extremely competitive/scarce. 

we hire PM to place tenant and find tenant and write the lease that will stand up to our states stringent requirements.. then we handle it from there.. our props though are new or A class so very easy for us to collect rent and send handyman for any maintenance issues. .our commercial props are all NNN or double net so very passive for those.

If your sponsor has implemented cost segregation and secured bonus depreciation what I suggest is using the losses generated in a given year.
