The other side of the coin is that if you have found ideal tenants you should provide excellent customer service as a way of keeping them in place and just doing good business.

Joe GoreIf they have a 730 and their income is good and their employment checks out and they have no evictions , bankruptcy, or a criminal record, then yea, that's the ideal tenant.

This is obviously not ideal and eventually there will be an issue but at least it lays it all out from the start.
