@Doug McLeod I'm going to do a little bit more research and talk to some people about getting a loan in my name and see if there's anything I can do to get the property under my LLC (trying to avoid any sort of liability falling onto me).

I own quite a few, but Douglas is sort of like Don Fanucci on the 5th.

It is likely possible to obtain some sort of bank financing if seller financing is not available, however this is deal may not the best use of your financial credit leverage.

I am looking for any sort of issues that may present themselves here that I could be missing.  

Chances are slim as the bank has evaluated the value, plus you can't assign a sort sale, and you need a POF in the name of the buyer on the contract.

The older a debt becomes the more difficult and time consuming it becomes for courts to sort out disputes. 

@Andy ThaoBay area home prices are heavily coorelated with stock price, and I expect some sort of pull back of stock price soon... hence the wait 

They don't give you the cash without having some sort of collateral.  

The buyer has to put up a deposit because a contract is not valid without some sort of consideration.The buyer has more opportunities to back out of deal than a seller does.
