Of course coming in with a deal and seeing if they'll split it with you in return for some guidance always makes it a bit easier.

I'm surprised your lender isn't giving you more guidance on this.You are kind of talking about two different things here: 1) How to use your partners cash for the down payment and 2) how to structure the ongoing relationship.  

I somewhat agree with Kerry where she mentioned that the thinness of the deal, but if it's your first one, reach out to your local investment group for guidance.
