I suggest speaking with a local attorney that would know the specific laws that would govern this. 

In theory, your question makes sense, but the government has lots of rules.

.-- Other real estate sectors look cheap.-- Building has reached full depreciation.-- Taxes may be increasing.-- Rental income is stagnant.-- Long-term tenants leave.

The AU government is about to change the rules on being able to claim the main residence exemption if you are considered a foreign resident. 

Ridiculous government requirements. 

I do see some potential in certain areas in east KC (east of troost) but its a sector not many here seem as willing to venture in to.

I'm jumping on here and posting this to get a pulse on a sector that I'm interested in due to my STR experience.

AirBNB does not allow you to set a minimum age BUT - in their "you have an inquiry" email they'll tell you if the person is over/under 25 (right next to saying they have verified government ID).  

Much different than avg Jack or Jill buying blindly this index, that precious metal fund, that sector fund with end of day pricing everyone else gets just because who knows what will do what.
