Seems good but anyone that actually has functional experience getting deals have some feedback with it?

At this point with my network and contacts i have really good deals at my desk many times but i have no capital to buy them and i kinda hate it, just wanted to pick the brain of the experienced folks here, should i raise capital and include other people and help them get 8% cash on cash and be partners and if so how and from where as i have never done this before?

I have done a few loans now and so far so good. 

Most legit PMs don't offer this service and it's probably not a good sign if they do. 

You should still be able to find a few lenders to do smaller rehabs like that, as long as the ARV supports it, and often times the BRRRR tends to work better that way because if it is in a good Sec 8 area with rents that support the ARV, the refi can work out well.Happy to connect and talk through details if you are interested!

I changed the roof (full tear off) on a colonial including it's garage in E English village for $9k which I thought was pretty good.

Just learning the process takes a good bit of time and effort.
