Personally I would concentrate on local hard money because the national fix n flip money will take longer to get the loan done (2-4 weeks) and will have virtually the same terms as the local hard money.Google hard money in your state, a list will come up.

Currently, they are all virtual due to COVID, but I suspect that will change in a few months as they all started as in-person groups prior to COVID.

Most problems I have with finding information is that it mostly always counts for people in America, the same guy also told me about virtually wholesaling that way I can still do it "in" America. 

@Robert Gilstrap I have a property in Southern California that I bought for 196K 2 and a half years ago all in including furniture (240K) and my best payout is 1.9k on it in one day.

So my plan is to wholesale a few properties in the state (ideally virtually), then use that money to invest in rentals.

There is a Cincinnati REIA group as well that last I checked was all virtual, but would/will host a lot of local professionals from agents to investors to wholesalers, etc.
